Keen interest expected in two quality farms
Take this 26-acre piece of grassland at Curraraigue, Banteer, Co Cork, which is on sale by private treaty but selling agent Dan Fleming is hoping to have a deal done sooner, rather than later.
He gives a guide of €10,000 per acre for the property which not only has superb road frontage, but is also partially zoned as it bounds the village of Kilcorney and the famous, Moll Carthy’s Bar.
Mind you, development is a long way from potential, despite hysterical pronouncements for the residential property market and the value of this land is in the grazing quality and the location.
Good quality land, that comes as a clean sale, it’s ideal as an add-on to an existing holding, says Fleming.
And in terms of deadlines, the land letting market saw huge competition this year with prices as high as €350 per acre, as mentioned earlier. Dan Fleming says that although almost through now, he achieved up to €300 for land letting in Rylane and Donoughmore and averages of €250 per acre elsewhere.
He also has an unusual property to let on his books at the moment and is also anxious to have it leased soon.
It’s an entire farm at Bally-burden, near Ballincollig, Co Cork, and it’s in a great location, he says, with good quality land and a range of farm buildings, including a slatted house. Comprising just over a hundred acres, it’s on offer at €230 per acre and while there’s a bit to be done, (the buildings are old and the land will need to be brought back), the location would be worth the effort for a farmer gearing up his herd.
He’s open to negotiation on a letting package.
