Tidy holding set to auction for €550,00

This 61-acre residential farm at Shanlaragh, Dunmanway, Co Cork, is new to the market with Ernest Forde of Hodnett Forde, and it’s being offered in three lots.

Located in a very picturesque area, it’s a landmark property, says Forde, because it used to be the local post office for the area which lies within four miles of Coppeen, and the same again from Dunmanway town.

An ideal small holding — it might suit the artisan food brigade — it’s also being offered in the entire, with a total guide price given of around €550,000 prior to auction in the Parkway Hotel, in Dunmanway, Co Cork.

What distinguishes this farm, however, is the presence of gravel deposits — not quantified, but there was a quarry adjoining the land. The potential deposits are contained in the smaller lot of 11.68 acres, which also has some of the better grazing on the farm. With good road frontage and located across the road from the farmhouse, this lot has an pre-auction guide of €120,000.

The larger portion, which has a mix of good grazing, heavy ground and stony areas, is guided at €275,000 and includes a modern four bay cattle shed.

The house, which is in good, liveable condition and has four bedrooms, as well as a range of reception rooms, includes two acres of ground as well as a range of old stone building and hay barn. This lot has a guide price of €120,000 or thereabouts.
