Immaculate 164-acre farm well presented
A retirement sale of sorts, the property is being sold in the entire by Matt Malone of Central Auctions, based at Nenagh Mart, who’s seeking offers in the region of €1.4m.
“It is what it looks,” says Matt Malone, of the main residence, “It was built in the 1800s, and is in excellent decorative and structural order, with considerable expenditure in renovation over the years to bring it up to standard.
“The farm is accessed via a tree-lined avenue which ends in a tarmac and lawned area at the front of the house. There are approximately 53 acres under forestry, and the land it was planted on was quite good, it wasn’t marginal land, and the remaining 111 acres is top quality land in large fields and paddocks.”
The property comes with over 900 yards of road frontage, and is all in one block, save for a portion divided by a minor road, but it’s in a lovely, sheltered location, says Malone and has been used for sucklers in the past while, but before that, was a dairy farm.
There are a number of dairy farmers locally, he says, in this area of very good quality land.
The farm comes with a modern farmyard, close to the main dwelling, with a 200-head cattle capacity in sheds, some of which are bang up to date and others are older style hay-barns and concrete sheds, with an old stone coach house and garage closer to the house.
The farm is easily managed, with good connectivity within six miles of Roscrea and Templemore, but also a couple of hundred metres from the N62 and five minutes from the M8.
The farm has a single farm payment of €23,400, and forestry premia of €9,800 with nine years remaining. The quality of the forestry is very good, the agent says.
“It’s a very fine holding, and it’s for sale in the entire at €1.4m. We would consider lots, but the preference is to sell in one lot. But that doesn’t rule out selling in other ways, we’re open to negotiation,” said Matt Malone.
