Even though the heady dancing days of the Hazel Tree are over, there has been a resurgence in tea dances and the like there, says auctioneer, Dan Fleming — by way of introducing a 113-acre farm near the former ballroom of romance at Caherduggan, Mallow.

The farm, being sold for its beneficiaries, has been leased up to now and has grown maize for some time, but last year was completely reseeded and is now offered in pasture.

All in one stretched-out block, the property is a fine belt of land says the agent, with good road frontage and a dwelling house in habitable condition, as well as a number of outhouses and hay sheds.

Located within three miles of Mallow town and close to New Two Pot House, the size of the property will make it an attractive proposition for local farmers with an eye to expansion.

The land will, however, be divided at some stage by the proposed Mallow bypass road, as part of improvements in the mid-west, Limerick/ Cork connection, and may or may not suit, says Dan Fleming, who’s putting the fact out there in any case.

There will be compensation for disruption down the line, and it might not impinge too much on a farmer using the land as an outside operation.

The rough guide given for the sale of the property is in the region of €10,000 per acre and the sale is by private treaty. Dan Fleming is open to all offers and is selling the property in the entire.

The Caherduggan farm has good road frontage, a central farm roadway and centrally located hay barns and stables. The house is set at the end of a tree lined avenue in a tranquil location, says the agent, and living accommodation is sizeable with three spacious bedrooms each with open fire, a main bathroom, dining room, lounge, kitchen and back kitchen. It comes with oil heating, living room, kitchen, bathroom and three bedrooms.
