Offers on a 95-acre holding at Kilmore, Ballyagran, Co Limerick, are being accepted up until Aug 15, through Ritchie Ryan of GVM Auctioneers.

The property, described as an outstanding residential roadside farm, is being offered in one or two lots.

Located 5 kilometres from Ballyagran, the property has a stout, traditional farmhouse, which, while in need of considerable work, would respond well to renovation.

It has a hall, sitting room, kitchen/living room, utility, four bedrooms, but no bathroom — WC facilities are outside in the yard, which has a range of older buildings. These include two four-column haybarns, cubicle housing for 30 cows, a silage pit, slurry tank and cattle crush, along with other, smaller sheds. “The buildings offer a good start, but there are no modern buildings”, says Mr Ryan. He’s prepared to offer the house and 85 acres in one lot, and a 10-acre portion of the farm, which is naturally separated by a road, as a second lot. “It’s good fattening land and a tidy farm and a good quality farmhouse and we’ve had viewings and have offers in excess of €600,000,” he says.

nThe same agent is selling what he describes as a unique property at Deerpark House, Charleville, Co Cork, a 70-acre farm of a type which he says hasn’t come on the market for some time.

Including a six-bed listed farmhouse with high quality cut-stone outbuildings, this farm has the makings of a superb property, he says, with prime Golden Vale grazing land to boot.

The roadside farm extends to 70 acres, in one block, and in easily managed divisions. While in need of some husbandry, it’s an ideal addition to an existing enterprise, or even, as a hobby farm or part-time farm, situated on the edge of Charleville town.

The main house is in need of repair, and most of the farm buildings are old, but they do have arched entrances, and include a beautiful, lofted stone outhouse.

“There’s 500 metres of road frontage with the farm, and it’s a very good parcel of land with a lovely aspect. It’s south-facing, and we’re looking for offers between €700,000 to €800,000, including the buildings. But it may exceed that. It’s a very unique and special property, and farms like this haven’t come on the market for quite a while, ” he says.

It will be auctioned on Aug 22 at the Deebert House Hotel in Kilmallock.
