Substantial holding of top quality land
It’s A1 rated land, says auctioneer Tom Brady, who expects good bidding and a good sale price too, for the property at Girlough, Dunmanway.
He quotes a guide price in the region of €12,000 per acre, which would bring this farm property very close to the ‘big note’ of €1 million.
The non-residential holding is laid out in grass, and has been used for replacement stock by the lessee, who also grew maize on the farm, says Brady.
Tom Brady stressed how highly productive the land is, and says the paddocks have been newly seeded, and have also been managed to a high standard.
The farmyard is a compact unit with laneway access from the main road, and includes a number of new and traditional buildings such as a slatted house, a six-unit milking parlour, two roofed silos and other useful buildings.
The residence has been well maintained and ready for moving in, which makes the entire package an attractive investment, says Brady.
The land will suit local farmers or young farmers looking to set up on their own, he says.
It is bounded on the north by the Bandon river, and has a roadway bisecting it from north to south, with the land laid out in paddocks and sheltered by Manch Estate woodland (run by the Irish National Forestry Foundation).
