Top quality farmland in Tipperary
It’s acknowledged locally as top-quality land, he says, with the best of it in a 60-acre block which is described as fine pasture land.
The 101-acre holding is due for auction on April 6, unless previously sold. The second lot, 40 acres of good quality ground, has a range of stables, a stone cut yard, and the remains of a substantial dwelling house.
This yard is quite attractive with lots of good features, and the buildings would respond beautifully to restoration. It would be possible to breed or train horses on this property immediately, observes Stokes. The last owner, a Mr Henley, used the Marlhill farm for training horses.
With a number of decent farmers in the general area, there should be good interest in this sale, says Stokes. The farm will be auctioned in three lots, unless previously sold — 61acres, 40 acres and the entire, with a guide price of €9,000 per acre.
The auction will take place at the estate agent’s offices, and while he expects a good turnout, the quality of the bids will depend on financing, he says. “The biggest headache is trying to get money out of banks, they’re very slow to lend.”
