Ballyclough farm sale offers 177 acres for €1.4 million
But that’s not to rule out the acquisitiveness of local farmers either, as this 177-acre property, at Rathnee, Ballyclough, Co Cork, has some of the best land in the county, according to auctioneer Tom Sheahan.
“It’s as good as you’d find anywhere. There are some 135 acres of super ground,” he says.
The farm is being sold by the representatives of Robert Ludgate, a member of a well-known north Cork farming family who are renowned Hereford breeders, particularly his brothers Tom and John.
The farm has been well looked after, says the agent, and has deep fertile soil that has been used for tillage in the past.
The house and yard, however, will need some improvement, he says, but as it stands, the property comes with three good sheds and a large haybarn with lean-to.
The farmhouse is the old traditional type, and will need a serious overhaul. It’s placed in the centre of the land, with access via a roadway from the village side.
The property has one drawback; its road frontage rests solely on a right of way, albeit one that’s been in existence for over 100 years, says Sheahan.
Nevertheless, there’s been huge interest so far, he says, because the farm and the Ludgate family would be well known.
The entire property is being offered for sale by private treaty in the first instance, but the agent may go to auction at a later date, he says. Right now, he’s quoting a guide price of €1.4 million for the entire – the equivalent of just under €8,000 per acre.
