Located at Clonea Lower, in Co Waterford, it’s a very interesting holding, says the Harty and Co agent, as it’s not only beautiful but has beach access and includes 21 acres of mature forestry, along with a large proportion of prime grazing land.
The non-residential farm would also be suitable for tillage and/or horses, she says. The benign effects of the seaside location ensure good grazing late in the year, and early crops.
The land has lots of mature timber, and while the forestry plantation carries no premia, it does come with a tax-free harvest, says Harty.
The property is guided at a fairly strong €12,000 per acre for the best land, and less for the heavier ground and forestry.
While the agent wouldn’t be drawn on a guide price, it’s expected the farm could make about €480,000, an overall €8,000 per acre.
The Clonea Lower farm has good frontage onto the beach road, and is located within three miles of Dungarvan, between Tramore and Bonmahon, for an easy commute to Cork or Waterford, says Margaret Harty.
