Flurry of interest in top quality farm land
The 87-acre farm at Kilnamack West, Kilmanahan, will go for auction on July 15.
“It’s top quality limestone land, an excellent dual-purpose farm, and given the times that are in it, the interest has been very strong,” he says.
The farm is all in one block, but bisected by a country road, which means the main bulk, 66.5 acres, can be sold in one lot, with 18.5 acres in a second lot, and the main house with two acres as a third lot. Then, there’s the option of including the house and yard with the larger parcel of land – or buying the entire property, he says.
The bulk of the enquiries so far have been for the lots, says Pat Gannon, but there has been minority interest in the entire package.
There’s an overall guide price of €1 million to €1.1m for the farm, and the house is guide priced at €260,000, which leaves a figure of about €850,000 for the land.
It’s top quality ground, says Pat Gannon, with a limestone base, currently under winter barley and spring wheat, and just 5km from Clonmel.
The main residence is an almost new Georgian-style house with close on 2,700 square feet, including the attic.
Standing on over two acres of grounds and overlooking the Suir, it has two reception rooms, a kitchen-dining room, utility and shower room on the ground floor, with four bedrooms, two of which are en-suite, and a main bathroom on the first floor and attic conversion on the second floor.
