Two farm sales to set benchmark

The farms, at Ballinamona and Rathbourne, Co Kilkenny offer 33 acres and 152 acres, respectively, and are being sold by Ed Donohoe of ERA Donohoe Properties.
Both are residential holdings with a number of combinations on offer, and the Rathbourne property includes an old Regency residence in need of extensive work, but retaining a lot of original fixtures and fittings.
The house is stone-built and comes with internal shutters and central staircase, says Donohoe, and is a manageable size with two formal reception rooms, four bedrooms and a bathroom.
The smaller of the two properties at Ballinamona offers high quality roadside lands with an extended, traditional farmhouse just off the main Carlow/ Kilkenny road.
And the location just three miles from Kilkenny means it has development potential, even if it’s just planning permission for a house and stables.
The land is in two blocks on either side of the road and is being offered in four lots with a guide of €200,000 for the house and 8 acres, €150,000 to €200,000 for 15 acres and €7,000 per acre for a 10 acre lot which is described as a bit heavier than the rest of the land by Ed Donohoe.
The Rathbourne holding is a substantial grassland farm which includes the residence, a range of stone outbuildings along with top quality grazing land. Like the former property, its location is superb, just two miles from Kilkenny city and just off the main Carlow/Kilkenny road and close to the new motorway. The main block of land, some 130 acres, is accessed via a laneway and gives onto the main residence, which, while in need of considerable renovation, could make a handsome home, says Donohoe.
The house and land have a guide of €1 million to €1.1m and the remaining 22 acre block on the opposite side of the road has a pre-auction guide of €250,000.
The Rathbourne holding also includes 10 acres of woodland and forestry.
