Three miles from Fermoy, in the heart of equestrian country and just a short walk from Rathcormac village, the property combines superb land with strong building development potential.

The agent is prepared to sell this 106-acre property in lots, hiving off an 11-acre field with good road frontage into one development lot.

This faces Rathcormac Tyre Centre on the N8, and has 80 metres of road frontage.

There is the potential for commercial development here, and Ms Twomey expects keen interest.

Even while the market slumbers, there is ‘hope’ value in the rest of the land as a medium to long term development play — and its quality also guarantees strong equestrian and agricultural interest.

The residential holding is laid out in large fields, with a central farm roadway that starts on a by-road and leads all the way to the back fields, says Ms Twomey.

The main residence and farmyard are set well back from the road and accessed via an avenue. There are 22 metres of road frontage.

Level, fertile fields, which have been well farmed, and a modern slatted house make the property ready-to-go for farming, but the main house will need attention. This is a traditional style two-bedroom dormer property in need of total renovation. There is the potential to build a new house, especially as the siting is superb — the house and farmyard are in the middle of the holding, surrounded by mature timber, ensuring privacy.

The existing buildings would be suitable for dry-stock, or could be converted to stables.

Modern outbuildings include a slatted shed, three-column barn, an indoor silage pit, and the old farmyard includes two lofted stone buildings. A 181sqm workshop with pit is included.

Lot number one, the roadside 11-acre field, has a guide price of €2 million, and the remaining 95 acres with house and buildings is tagged at €3.8m.

The €5.8m sale is by private treaty at the moment, but Ms Twomey has not ruled out taking the property to auction if interest exceeds even her high expectations.
