A RESIDENTIAL farm property close to Bruff at Grange, Co Limerick, is due for auction April 18 with GVM Auctioneers, Kilmallock.

Described as a superb roadside property, the two-storey farmhouse stands on just over 34 acres and is bounded in parts by the Commogue river. According to auctioneer Phil Purcell, the property is expected to generate keen interest from hobby farmers seeking an equestrian property and local farmers looking to add on to their existing holding.

The farm house is a traditional two-storey dwelling which is in need of modernisation, and perhaps, extension. It comes with an open-plan kitchen-living room, three bedrooms and a bathroom. Oil-fired heating is installed, and windows are double-glazed.

The property is being sold in bite-sized lots because it’s divided by the main Limerick/ Kilmallock road.

The house and farm yard are being offered as one lot, including 24 acres of pasture land — a perfect hobby farming package, particularly when the farm is so close to Adare and Limerick city, as well as the main routes to Cork and Tralee.

The yard has a three-column haybarn and cattle shed, which could be converted to stables.

The second lot is 11.5 acre of pasture land, and the third lot is the entire property.

Laid out in grass, with excellent grazing properties, the farm has extensive road frontage, according to the agent, and is eight miles from Limerick city, three miles from Ballyneety and three miles from Bruff.

“It’s a very good bit of ground and plenty of buyers from Limerick should be interested in it — it should achieve €20,000 to €25,000 per acre anyway,” says Phil Purcell. And he’s not including a sum for the house and yard in that guide.
