Major interest expected in Ballyspillane holding
Re-zoning of large tranches of land has made millionaires of many farmers in the Carrigtwohill and Midleton area.
Some may go off to do other things with their windfall, but the majority of farmers tend to re-invest in land. This knock-on effect drives up demand and prices locally. So the Ballyspillane sale combines a large farm with plenty of pent-up demand.
An executors sale, and part of the estate of the late Dan O’Brien, it is on the market with Maurice Cohalan and Declan Sexton of Cohalan Downing and Associates.
In two blocks, the land has miles of road frontage, according to the agents. They are selling by private treaty, offering the property in the entire or in three lots.
The first lot comprises 40 acres with good road frontage, and could suit a residential buyer or hobby farmer.
The remainder is divided into 75 and 70 acres lots, and the latter includes a three-bedroomed farmhouse and yard. For the land, the guide price given is €15,000 per acre. Maurice Cohalan says it’s in good heart and suitable for grazing or tillage.
There’s a range of sheds, machinery houses and general stores, and the farmhouse is in good structural condition. Located within four miles of Midleton, the property could realise anything from €2.5 million upwards, says Mr Cohalan. “We’re expecting a lot of interest, there aren’t many farms in excess of 150 acres coming on the market in one lot.”
