The property is one of the finest small country estates to come on the market for some time, says Barry Kehoe and the sale includes a quarter of a mile of river frontage.

Both Mr Kehoe and Eamonn Aylward, of Kehoe and Associates, are to bring the property to auction on June 12 and have given a broad price guide of €1 million to €1.5 million. Buyers have the option of purchasing the house and just 20 acres or the entire holding of 160 acres, including the residence.

Built in 1761, Rosemount has been skilfully restored over the years and is in excellent condition, says Mr Aylward, who adds that the house comes with its own private chapel.

It has four formal reception rooms and seven bedroom with two ensuite rooms, a kitchen and a number of other ancillary rooms.

Also included in the sale is a one-bedroomed gate lodge and managers house, which has three bedrooms, a bathroom and reception room with kitchen.

To the rear of the house is an enclosed stable yard with 10 loose boxes and two coach houses which could have conversion potential. The 20 acres on offer is fully paddocked and the remaining farmland also comes with outbuildings.

Rosemount House is just a mile from New Ross.
