Keen bidding expected to secure a piece of scenic valley

THE Mealagh Valley is seen as an area for the natural expansion of Bantry in West Cork. So says auctioneer, Denis Harrington, of O’Mahony Farrelly, who is auctioning an 84 acre holding in the valley on December 13.

This substantial holding is due to be auctioned off in six provisional lots and there will be some development land included in the sale.

In this growing community, with good schools and infrastructure, the sites on offer with the sale will appeal to residents and workers in the town of Bantry, who want a more rural environment to live in.

With some of the best agricultural land on offer in this valley, Denis Harrington not only expects, but knows there will be huge interest in the sale.

Already there has been an offer of €600,000 on the entire, but the agents hope this will be exceeded at auction.

The land has been used for grazing in the past, but, as good quality arable land, it’s suitable for any agricultural purposes, says Mr Harrington, as well as development. Which is why the agents are offering suitable sized sites on the day, but are flexible in how these are divided.

Roughly speaking, the best of the agricultural land will be offered in two separate lots of 51 and 21 acres.

The more modern farmhouse that comes with this residential holding is on offer along with the farm buildings and four acres, as a separate lot. The original, old stone farmhouse, which could be renovated, is offered on one and half acres, and has a wonderful setting, the agents says. Further lots include two riverside sites of 3.5 acres running down to the Mealagh.

While no per acre guide price is offered, land in the area generally makes in the region of €6,000 to €7,000 per acre and that is for good quality ground, says Mr Harrington, who predicts that the Mealagh sale will throw up a few surprises on the day.
