Within eight miles of Tipperary town and one mile of Cappawhite, this farm has been attracting a lot of attention since being advertised, says selling agent Matt Donovan of PL Ryan and Co, Tipperary.

The land, quota and renovated thatched farmhouse are on the market with a guide price of €400,000, and the sale is by tender. Prospective purchasers have until 3.00pm today to submit bids.

This tidy parcel of land and quota will be of keen interest to locals in this predominantly dairying area, and the house could also bring in an income as a holiday let, suggests Mr Donovan.

The agent is keen to have this executor’s sale completed in one lot.

The main residence he describes as a beautiful cottage that has been completely modernised and has full central heating and replacement windows. The yard is quaint, and comprises of old stone and slated outbuildings without any of the accoutrements of the modern dairy enterprise. This could have conversion potential, especially if the purchaser was a farmer adding onto their own holding.

Fifty acres of the land is very good quality, says the agent; the remaining eight acres would be suitable for afforestation. The wet ground is a separate lot a mile and half away, while the balance of the farm is in one block and centred around the farmhouse.

The holding has good road frontage, and has three supplies of water. The first is a stream that runs through the farm, the second is the mains supply on the road, the farmhouse has a private well.
