A busy family would fit right into this Watergrasshill five-bed home.

Newly-weds Noelette and Michael Brosnan (congratulations!) have five children and one granddaughter so they’re well aware of the need for a house that can handle baby showers, christenings, 18ths and 21st birthday parties. Handily there’s a 15x15 feet patio as well as a grass area at the back of 39 The Crescent at Priory Court so that’s been used for plenty gatherings.

Inside the 140 sq m house, there’s a good flow too as the main front room opens through to the dining end of the open-plan kitchen and dining room. There’s also another front living room that’s currently in use as a fifth bedroom but could as easily be suited to home office or playroom use. Upstairs there are three double bedrooms and a single room. The main bedroom has built-in wardrobes and its own bathroom.

The family are now building a home where they’re originally from so this B3-rated semi-detached house is on the market for €410k.

It’s at the very end of a cul-de-sac section of the development and there’s a turning circle next to the garden which makes for handy parking overflow. Not that any transport is needed to get to the nearest school — Watergrasshill National School is just 350 metres away and a new pedestrian crossing makes that journey even easier and safer.

There’s a Centra store within walking distance and the “phenomenal” Watergrasshill GAA club is close by too.

“We have a soccer club, creches, a 40-year-old Montessori school, a community centre, yoga and so much more here,” notes Noelette.

The First Fruits Arts Centre comes in for praise Frances Black, Sharon Shannon, Christy Dignam have performed, and the Centre also hosts mother and toddler groups and children’s dance classes.

The house itself comes in for strong praise from Niamh Hegarty of Hegarty Properties: “This home is in a really great location just off the main road but it’s the last house in a cul-de-sac and you’ve the school across the road. It’s very spacious and the garage conversion to the extra living room downstairs is so handy.”

Interest so far is coming from first-time-buyers as well as people living in smaller houses within the development who are keen to trade up to plenty of space and a corner site.

VERDICT: A flexible home in a very convenient location.
