For a guide of €270,000 No 31 Dealg Bán in Ladysbridge offers space for a family, an energy efficient B1 BER, and a very good level of comfort. Unsurprisingly, bidding on this three-bed mid terrace house has quickly surpassed its guide.

“This is a turnkey home which has been finished to a high specification by its owners and has been fitted with solar panels,” says auctioneer Adrianna of Hegarty Property who has been kept busy showing the 2009-built house to young couples from East Cork and Cork city.

The home has a laminate-floored sitting room with a contemporary electric fire and, at the rear, a modern kitchen with shaker style white units. Off the kitchen it has a small utility and, off the hallway, a guest WC.

Upstairs it has a bathroom and three bedrooms including one en suite and one used as a home office.

Dealg Bán in Ladysbridge is a development of 70 houses, most of which are larger three and four-bed semis and detached houses. No 31 is one of just a small number of terraced ones. The most recent sale in Dealg Bán was of a four-bed semi at No 53 which sold for €477,000 in November. There don’t seem to have been any sale of terraced houses since No 33, an end of terrace one, sold for €245,000 in 2020. The Property Price Register shows No 31 selling as a new build in 2019.

VERDICT: Likely to be snapped up quickly.

The attractions of Apartment 9, Fisherman’s Wharf, include a central city location, a balcony overlooking the River Lee, and a guide of €245,000.

Selling agent Aine McLoughlin, of AML Property Services, says the two-bed, first floor apartment has attracted interest from downsizers as well first-time buyers and investors.

The 1990s-built 63 sq m property has a B3 BER.

“It was owner occupied but has been vacant since 2024,” says Ms McLoughlin, adding that it’s well kept but need of decorative updating.

VERDICT: Affordable and conveniently located.

“It has scenic valley views and super potential,” says Mr Walsh, adding that it’s close to Aherla
village and a 15-minute drive from Ballincollig.

VERDICT: For people looking to build or to garden.
