THE desirability of this spacious detached house at 7 Clanwilliam Square, Golf Links Road, Castletroy, in Limerick has a lot to do with its exclusivity.
“It’s in a peaceful cul-de-sac of just seven houses — very few developments in the city are this small and exclusive,’’ observes Brenda Mulcahy of Sherry FitzGerald Limerick, who is quoting a guide price of €895,000 for the 2015-built, A3-rated property.


All seven houses in the development feature Georgian-style elegance with tall, multiple-paned windows and a flat-roofed porch with period-style moulding.
The owners, who purchased the home as a new build in 2015, gave it a high-end finish to match its elegant exterior.
“Our aim was to give it a modern and classic look — the bedrooms and the lounge each have a feature wall, and each of the bedrooms has a theme,’’ reveals the owner, adding they also put a lot of effort into landscaping the garden and turning it into a space for both entertaining and relaxing.


Describing it as “a magnificent double-fronted detached home with a luxurious standard of finish,’’ Ms Mulcahy explains that its A3 energy rating comes from double glazing and an air-to-water heat pump.
The main living space in the 191 sq m house is a long kitchen/dining/living room that runs the full length of the rear. Bright, modern and stylish, it has light cream units topped with flecked granite countertops and a large pale-blue island.
Here the owners have created a feature wall using a striking shade of deep orange.

“It’s within striking distance of every amenity necessary for modern living, including excellent schools, sporting amenities, shopping, restaurants and transport links like the M7 motorway.”
This is only the second resale of a Clanwilliam Square property — No 3, which sold in 2022 for €795,000, was the first. The Property Price Register shows a very significant increase in value for the properties since 2015 — No 3 originally sold for €440,000 and No 7 for €316,255.


Evidence of the desirability of properties in the Golf Links Road area can be seen from the fact that No 4 Clanwilliam, a nearby house of similar design but larger, sold for €1.3m in 2022 — one of the highest-priced sales in Castletroy in recent years.
