Now that its guide has been reduced to €350,000, 70a Pairc An Oir in Rathcormac may very well be the most affordably priced detached three-bed estate house available anywhere in Cork county.

 

“We put it on at €385,000 two weeks ago but the owner decided to reduce the price for a quick sale,’’ reveals Michelle Kenneally of DNG O’Connor Finn who believes this represents exceptionally good value.

 

Built in 2005, it’s a well-maintained property with 107 sq metres of living space and a B3 BER. Overlooking a green area at the front, it’s one of a very small number of detached houses in the Pairc on Oir development.

 

Downstairs it has a timber floored living nr room with a fireplace and a bay window as well as a kitchen /diner with shaker style units. There’s also a small unity and a guest WC, while the upstairs has a bathroom and three bedrooms, including one en suite.

 

The house has parking at the front and a good-sized garden with a patio, a lawned area and a shed at the rear.

 

Situated half a kilometre from amenities in Rathcormac village, it’s within a 20 minute minute drive from the Dunkettle Roundabout.

 

Ms Kenneally says interest has picked up considerably due to the price reduction.

 

The most recent sale in Pairc an Oir was of a three-bed semi at No 7 which sold for €335,000 in August.

 

VERDICT: Modern with good space, this could make a young couple very happy.

“The apartment has a private terrace at the rear and at the front has access to a communal garden and parking,’’ says Ms McLoughlin.

Apartments in subdivided period properties are now quite rare to the market. The last recorded sale in Alexandra Place was of the top floor apartment in No 1 which sold for €260,000 in 2023.

VERDICT: An affordable and slightly unusual option for a buyer looking for a centrally located property.

“It’s a well-maintained property in a popular location and offers easy access to the city centre, Douglas and Mahon Point,’’ says Samantha Rowden of Behan Irwin & Gosling who is getting interest from both first-time buyers and investors.

 

VERDICT: Small, but very affordable and the location is sought after.

So says Garry O’Donnell of ERA Downey McCarthy the selling agent for the mid-terrace 2000-built property. A 82 sq metre house, it has a living room, a kitchen/ diner, a bathroom and three bedrooms ( one en suite).

 

Situated in a cul-de-sac, it has a south-west facing back garden and is within a 15-minute drive from the city centre

 

VERDICT: Seems ideal for a first home.
