IF AN €875,000 guide price for a bog-standard three-bed semi on Upper Beaumont Drive seems a tad on the ambitious side, here’s why: It’s a sort of three-for-the-price-of-one deal, because along with the existing house (above), the sale includes permission to build not one, but two additional properties.

This perk also explains the 599sq m size, which applies to the entire site, not just No 49.

Permission for the proposed dwellings was granted last June, on appeal to An Coimisiún Pleanála, giving the buyer of 105sq m No 49 the right to build one new detached, 108sq m, three-bed home directly adjacent to the existing semi-d, in the side garden, facing onto Upper Beaumont Drive.

A new owner is good to go with building one, or two, homes, whatever their preference is. There are some good examples of infill housing in the area and it’s been tastefully done.

Selling agent Tim Sullivan of Timothy Sullivan & Associates is handling the sale of No 49, which is on a corner site, and he believes the highly favourable location — Beaumont and Blackrock are well-stocked with schools, retail, and amenities — will prompt lots of interest.

“You could have members of an extended family who want to live close to one another or you could have a small contractor who sees the value of building two homes,” Mr Sullivan says.

VERDICT: Development of corner sites in older estates is very much in vogue right now. The possibilities offered at this Beaumont home should ensure an interesting outcome.
