FAMILIES with sport at their core, whose kids’ choice of university might be guided by easy access to an international standard running track, or playing pitches for all sorts of ball games, would have an easy commute to MTU if they lived at Ashgrove (see picture, below).

In fact, some of those pitches are straight across the road on O’Shea’s Lane, Model Farm Road, albeit you’ll have to take the scenic route, as there’s no direct access off the lane.

Even so, it’s still a short trip to MTU — about a four-minute drive — so while Ashgrove looks set in deep countryside, it’s actually on the doorstep of the western suburbs of Bishopstown and Wilton.

An open plan kitchen/living room has some nice window features including a corner window above the kitchen sink with garden views — a nice distraction for whoever gets landed with dish duty. 

There’s also a sunny nook with windows on three sides, a feature replicated in the dining room.

 If the current layout, with its many sets of double doors, feels a little disjointed, new owners can easily adapt it. Moving the dining area into the spacious kitchen could free up the dining room for use as a home office, playroom, or whatever best suits family life.

A detached garage adds further potential for re-use, subject to planning permission — or, if the government’s proposed seomraí scheme (relaxing planning rules for ancillary accommodation like granny flats or garden rooms) comes into effect, perhaps without it.
