The residential popularity of Mount Oval in Rochestown means that the smaller, more affordable properties in the development, such as 8 Rowan Hill, tend to be sought after by both downsizers and first-time buyers.

A two-bed mid terrace house with a guide of €320,000, it has, according to Der O’Riordan of Barry Auctioneers, already been getting very good attention from both types of buyers.

“Its current owner is a downsizer who has kept it in perfect order,” he reveals, adding that the 2006-built property has 70 sq ft of living space, a B3 BER and a designated parking space.

Downstairs accommodation includes a kitchen with gloss units as well as a carpeted sitting room with a fireplace. That there is a high level of interest can be seen from the fact that this property secured a bid of its guide price on the first day it was advertised.

“It doesn’t have a rent cap and is located within a ten-minute walk from UCC,’’ says John Moynihan of Sherry FitzGerald Cork, noting that it does need modernisation and upgrading.

Accommodation includes two living rooms, a kitchenette and a bathroom as well as two bedrooms. 

VERDICT: There’s always a demand for properties in this part of the city.
