Neighbourly interest in its return to market will be keen, given just two other re-sales of Church Green homes have so far been recorded in the Price Register.

 As it turns out, one of those houses (No 18) was comparable to the home featured here. It sold in May for €672,000, setting a benchmark for this latest listing, which has a guide price of €665,000. It’s still some way off the price record in Ballinglanna, set last year, when No 10, a former four-bed detached showhouse with the same measurements as No 30, sold for €732,035.

Karl O’Reilly of Savills is the agent handling the sale of No 30 and he says its owners introduced premium finishes in the kitchen and bathrooms during the fit-out.

“The kitchen is effectively a showpiece, with sleek Dekton workshops and a large island unit with breakfast bar,” says O’Reilly, adding that bathrooms feature high-end sanitary ware.

The house, which sold for €537,000 as a new build at the end of 2022, has all the hallmarks of being lightly lived in, which new owners will rejoice at. They’ll also welcome the excellent A2 energy rating and its positive impact on utility bills.

Delivered on a phased basis since 2019, Ballinglanna was built on lands in the Glanmire valley acquired for €30m as far back as 2003 by O’Flynn Construction.

The entire €200m 608-unit scheme is now all but complete, as the O’Flynn Group gears up for more house building nearby. Earlier this month An Coimisiún Pleanála endorsed a plan for 550 more homes north of Glanmire’s Dunkettle House. Road access in the area has improved following the full re-ordering of the Dunkettle interchange.

Ballinglanna homes are popular with families and are mainly owner occupied, says O’Reilly, and he expects interest in No 30 from people living in the wider Glanmire area, looking to trade up, as well as within Ballinglanna itself.
