CHRISELLE Holdings, under the stewardship of Willie Savage, has delivered a fair share of homes around the East Cork village of Ladysbridge in the last dozen or so years. They’re easy to pick out thanks to their signature look: the addition of a sunroom. Lios na mBan, Páirc an Chosáin and c 70-unit Dealg Bán are all Chriselle Holdings’ homes with that signature sunroom. A smart design feature, it bigs up the main daytime accommodation and increases light levels.

At No 56 Dealg Bán, a higher ceiling in the sunroom adds volume to the open-plan space. Natural light floods through generously glazed walls into a pale sage kitchen with white subway tiling and solid oak worktops. It’s a fresh, contemporary look.

Hegarty Properties sold No 56 to its current owner in 2018 and so are in a position to comment on the “before” and “after” as they return to sell it again. Selling agent Kyle Kennedy says new flooring was laid in the kitchen, walls were re-painted and new wall panelling added a touch of sophistication to the separate living room.

The house is in very good shape for a decade-old home. Viewings haven’t commenced yet, but those booking in to take a look are mainly first time buyers “some local, and some looking to move out of Midleton”, the agent says.

Key aspects of the house are straight out of the first time buyer’s playbook: turnkey, more affordable than a comparable city centre three-bed semi, a BER rating that sets the buyer up for more favourable green mortgage rates (B1).
No 56 is a “high-spec” home, Mr Kennedy says. An inspector from the planning board who visited Ladysbridge in 2021 when assessing an appeal related to Páirc an Chosáin, remarked on “the high quality of the individual schemes, which are generally located close to the village core or along the main road radiating from the core”. Facilities in the village include a shop/petrol station, pub, take-away and a church.

Mr Kennedy points out that a pedestrian walkway, called the Ladysbridge Loop, is directly across the road from Dealg Bán and leads, via Mitchell’s Wood, to Castlemartyr, a bigger and better-resourced village, just 2km away. The town of Midleton is c 15 minutes by car.
Mr Kennedy says the village, rural in character, has a strong community and the newer housing estates have attracted lots of young families. There’s a primary school nearby — Kilcredan — and easy access to East Cork’s beaches, including five minutes by car to Garryvoe.
No 56 looks like a good option for a young family. At 121 sq m, it has three bedrooms, three bathrooms (one en suite, one guest loo, one main) and an enclosed, south-facing back garden, with outdoor decking off the sunroom, reached via French doors.

Solar panels heat the water and the attic is fully floored.
