SEVEN houses, each detached and different, are ranged around a sloping and curved cul de sac, shaped a bit like a question mark at Corryfield, just east of Cork city and high above Glounthaune.

Now a couple of decades old, the seven homes, plus some other neighbouring one-offs in a ribbon development nearby, were built to individual designs on serviced sites. And given that they’re all good-sized family homes, they only rarely come up for sale.

We had one on these pages back in 2006, with a €775,000 AMV for 1,850 sq ft, but what it made isn’t on the Price Register.

In fact, there’s only one showing, listed in 2018 as Corryfield, making €585,000.

It’s likely to have been No 5, a four-bed 2,000 sq ft upgraded dormer, making its exact AMV.

Now, it’s No 7 Corryfield’s turn to find new owners, and it’s guided at €650,000 by agent Paul Fenton of Sherry FitzGerald who has sold its owners a new home elsewhere east of the city.

Facing south/south-west, it’s got plenty of space, over 2,000 sq ft or 186 sq m, with good sized ground floor reception rooms, left and right of a lofty central hall.

The hall, as well as a very wide kitchen behind, and several other ground floor rooms, have tiled floors which have physically lasted well, but will look very dated now to 2025 eyes, as will the varnished pine doors and other internal features.

Refinishing or replacing such an expansive amount of tiled floor could be expensive, but what often appears to be done in such cases is the more expedient solution of laying good quality laminate over the tiles: sorted.

With a mature, tucked-in site, lots of parking and play spaces, and broad double-height bay window in a part gable-fronted home in brick and dash finishes, No 7’s going to appeal to traders up and relocators from across Cork city to, more immediately, include Glanmire, Glounthaune and Carrigtwohill.

No 7 appears to have good bones but is now looking dated and a bit tired, and the BER’s only an ok-ish C1, so the new occupants will have to do some heavy upgrades in terms of decor. But at its size, good mix of reception and bedrooms, plus sun room, it shouldn’t need extending any time soon.

Corryfield is located on the Lackenroe Road, a kilometre or more above Glounthaune village. It’s at the top of Priests Lane, a narrow road west of Windsor Hill, which scoots down to the south as far as the commuter rail station by Ashbourn House and Glounthaune junction, where the service splits to Cobh and Midleton stations. It’s also near the bird sanctuary at Harpers Island.

Sherry Fitz’s Mr Fenton says there’s a good mix of day and nighttime rooms at No 7, describing the space both inside and outside as “generous.”

VERDICT: Dating from around 2002, No 7 has been vacated with most of the furniture removed prior to sale, so isn’t looking its best. Moreover, at this time of year,the garden’s naturally wintry looking. But, canny viewers will know they’d almost certainly be making their own changes to a 20+ year old house in any case….
