It was the woodlands behind their home that the owners of this detached four-bed house in Ballybeg, Ennis, Co Clare, initially fell in love with.
It’s one of seven large detached properties in a cul de sac backing on to Ballybeg Woods – a hilly craggy limestone area with 26 acres of native woodland which teems with birdlife and wildlife (including lesser horseshoe bats) and, when the weather allows, also with hikers and walkers.

“We wanted it for the woodland setting which gives us seclusion and privacy within a few km from Ennis,’’ say the owners whose 1.1 acres of gardens are regularly visited by foxes and red squirrels and a whole variety of birds.
When they found Woodland House, at No 7 Killone Grove, in 2007, it was just eight years old and was possibly just a little too modern looking for their taste. Moving back to Ireland from Virginia after living in the US for many years, the woman of the house was looking for a home for her collection of American timber furniture which included several antique pieces.

The couple redecorated the interior to suit their furniture and put in classic-style kitchen units with granite worktops, a Belfast sink and an AGA range and upgraded the bathrooms and added Virginia style wainscoting.

The house, which had been built with a sunroom on either size, already had 223 sq m so provided the couple with all the space they needed. “But we did upgrade the heating by putting in zoning and fitted a stove in the sitting room and also insulated the attic,’’ reveal the owners who brought the BER rating up to a B3.
At the front they added a set of electric wrought iron gates to enhance their privacy and they also trailed Virginia creeper around the large centre windows – which gives the façade the impression of being a little older than it actually is.
At the front overlooking the gardens, is a generous sized sitting room which has a marble fireplace, a stove, candelabra-style lighting and space for the unusually long side board which came all the way from Virginia.

Across the hallway is a smaller less formal reception room which opens at the rear into a long kitchen diner with a large granite-topped centre island/ breakfast counter and a sunroom area which serves as a more formal dining space.
At the side by the main sitting room is a sunroom/ lounge and at the rear there’s a utility and guest WC.

On the first floor the couple have used the wide landing area by a large central window for a home office and also to display some of their Virginian furniture pieces. At this level there’s a bathroom and four timber floored bedrooms including a large one at the front which has a walk-in wardrobe and an en suite.
Selling Cormac O’Sullivan of DNG O’Sullivan Hurley says Woodland House is spacious and beautifully maintained and that this estate is probably one of the most desirable addresses in Ennis. “The private site ensures peace and tranquillity for a property which is conveniently located close to all essential amenities,’’ he adds, noting that Ennis and Woodstock golf courses are nearby and that the Wild Atlantic Way is within a 30 minute drive.

Seeking offers of €695,000, Mr O’Sullivan says the house could suit a buyer from Shannon which is just 18 km or possibly one from Limerick city which is within a 35 minute drive. It’s just four km from Ennis and three km from Clarecastle.
Of the seven houses in Killone Grove, No 7 has the largest site and is possibly the only one which hasn’t been extended over the years. The most recent sale in the estate was of No 5 which sold for €655,000 last month. The house at the opposite end of the cul de sac No 1, sold for €480,000 back in 2018 and again in 2019 for €€490,000.
