GIVEN the clamour for energy efficient new homes (c 4,000 house hunters pre-registered for Bayly, a 472-unit Cairn Plc development on Carr’s Hill) here’s one that’s good as new: No 5 Mulberry, in Carrigaline’s Janeville.

Barely a year since the detached property first sold for €525,000, the quick turnaround is down to a trade-up opportunity too good for its owners to refuse. One of just half a dozen homes in an elevated cul-de-sac overlooking a green to the rear of ever-expanding Janeville, it’s the first Mulberry re-sale, so neighbours will be training gimlet eyes on the outcome.

Despite the current owners short stay at 147 sq m No 5, they invested generously, particularly when it came to choice of kitchen and bathroom fit-outs.

“They pushed the boat out and added a lot of extras onto the standard PC sum,” says selling agent Karl O’Reilly of Savills.

Those extras included a super sleek Kube two-tone kitchen with expensive cabinetry and countertops.

Bathrooms were upgraded too and there’s a hint of the ocean and golden sands in the vivid tiling of the main bathroom.

The main downstairs living space is an open-plan kitchen/dining/lounge area, from where a door opens to a rear patio. 

There’s a separate living room to the front of the house, a utility room off the kitchen, and a guest WC. Overhead, the main bedroom of four (all doubles) has an en suite.

Mr O’Reilly says there’s a “luxurious feel” to this home, with no expense spared on floors, curtains, sanitary ware and kitchen units.

His guide for No 5 is €650,000 and early interest is from traders-up and relocators.

“I’m getting calls from Dublin from people looking to relocate and there’s is good local interest too, from families mostly.” Built by Astra Constructrion, Janeville’s 950-home phased development has been popular from the get-go, with more than 500 people on the books of local auctioneer Dan Howard at one point. Mr Howard currently has two new Janeville homes on his books, both four-bed, 183 sq m detacheds in Clover Lawn, with a guide price of €675,000. Like the home featured here, they have an A2 energy rating.

Mr O’Reilly says Janeville’s location is “superb”, close to well-resourced Carrigaline town centre, and near beaches such as Fountainstown and Myrtleville. The 15km distance to Douglas is closing as housing on Carr’s Hill and Maryborough Ridge advances towards Carrigaline and as work continues on the €220m M28 motorway that will eventually replace the inadequate N28.

VERDICT: A second chance to get into Mulberry for those who missed out on a new build last year. Stylish home in a popular residential area, on the right side of Carrigaline for travel to Ringaskiddy and Cork city.
