"YOU couldn’t ask for anything more,” says Eileen Neville, selling agent of Kilgarvan House on the shores of Lough Derg. And, for those into country living, she’s got a point.

The period home, dating back to 1801, is on 45 acres. It has its own private marina and shoreline frontage; an enclosed courtyard with coach houses, stables and a riding arena; a walled garden; plenty of privacy and oodles of charm.

The estate on the Shannon was first associated with the Cambie family more than 200 years ago and was bought by its current owners 18 years ago after they passed by, knocked on the door (it had been going to market anyway) and pretty much offered then and there to buy it.

They’re a Dublin family who’ve used it as a second home, says Ms Neville, adding “they were here for all of Covid when it had all they wanted – able to go down to the lake every day and walk the land.”

Now, it’s move-on time and the Lisney Sotheby’s International Realty agent (with country homes specialist David Ashmore) guides the entire estate at €1.8million.

The agent says the mix of facilities for getting out on the water and perusing the Shannon, lakes and larger marinas or just staying at home, keeping horses, gardening and tending to livestock is an appealing one.

Just a few weeks on the market, Kilgarvan House is getting international interest (the Sotheby’s link has led to it being featured on numerous websites around the world, with the relevant currency conversion quoted). However, those intending viewers have yet to finalise flights (yes, it can be a long, long way to Tipperary).

The north Tipp house, which is BER exempt, stretches to more than 4,700 sq ft with an attached conservatory/sun room.

The main aspect is southerly, for the house and the courtyard, stone coach house and six boxes behind. Internally, many rooms have double aspect.

Interior-wise, it’s got all the patina of age that purists might want (the small pane windows, a mix of casement and top hung, may have been replaced decades ago) and has decorative ceiling work, a wood-sheeted ceiling in the dining room, mostly original floors and ornate chimney pieces.

It has a robust-enough character to take some strong wall colours, sturdy period-appropriate furniture, bright art and personal items. There’s a mix of larger, yet semi- formal rooms and smaller ones – an area described

as the former maids’ quarters is now ideal for keeping house guests.

  • VERDICT: With its own private berthing marina, wooded grounds, walled garden and orchard, paddocks, arena and other horse facilities, it’s almost hard to imagine that this has been a second home to its Dublin owners for nigh on (neigh?) two decades.
