WOODVIEW, a road with a slew of swanky homes, ain’t a cheap estate to buy into.

Between Douglas Road and the Well Road, there’s quite a mix of architectural styles and sales prices, and in recent years, those prices have been climbing.

At the start of the year, one Woodview home made €1.1m. It was the fifth house in the estate to push through the €1m barrier. One of those five had already set a record in 2015, when it soared past €2m (to €2.3) only to be subsequently flattened and rebuilt.

More recently, a new addition at the Well Road end is quite the architectural dazzler. It was built as a downsizer, but everything is relative.

Nearest the newbie is Anward, featured here, a house built by a couple who used to live next door but decided to build a newer home on their own property. 

The late husband of the woman now selling Anward built it in 2000 and it’s a fine size, at almost 200 sq m.

Stuart O’Grady, of Sherry FitzGerald, who is selling four-bedroom detached Anward, says it’s on a very private site.

“Moreover, it has a great feeling of space, the rooms are of generous proportions and it has an excellent B3 energy rating,” Mr O’Grady says.

Accommodation includes an open-plan kitchen/dining room, a living room, utility, bathroom, bedroom/study on the ground floor and three large double bedrooms overhead, all en suite.

Outdoors, the front of the property is south-facing and a patio to the west maximises the evening sun.

Even though the guide price for Anward is €950,000, Mr O’Grady is expecting some first time buyers as well as families trading up or relocating from Dublin. It’s a terrific location, close to Douglas village and all of its concomitant services and amenities. Schools are plentiful in the neighbourhood, which is close to the South Link road.

VERDICT: Expect a bun fight given the location. Ideal forever home for a family.
