Buyers who fancy the idea of living in a seaside home in Myrtleville are unlikely to find another one as affordable as Rydale – a two-bed bungalow in Cooney’s Field with a guide of €200,000.

As with almost all the small properties dotted around the hillside above Myrtleville beach, it used to be a tiny timber holiday chalet but has since become a permanent residence with 70 sq m of living space and a D2 BER.

“It was bought over 20 years ago by a Swedish owner who modernized it double glazing and oil fired heating, and also added on a sunroom,’ reveals auctioneer Roy Dennehy of Dennehy auctioneers explaining that the exterior of the timber structure was also plastered during the renovations.

It’s a charming property which from the sunroom at the rear offers glimpses of the sea and Cork’s outer harbour, says Mr Dennehy noting that the beach is within a short walk down the hill.

A modern three-bed semi like this one at 12 Chestnut Avenue, Pairc na gCapall in Kilworth can be expected to attract buyers from Mitchelstown , Fermoy and Cork city.

That’s the expectation of Donal Barry of Sherry FitzGerald O’Donovan who recently listed the 93 sq m property with a guide of €250,000.

Built in the early 2000s it’s a well maintained , previously rented house located close to local amenities. Mr Barry says he recently sold a very similar house at 90 Pairc na gCapall for €258,000.

Located six km from Fermoy, the property within half an hour’s drive from Dunkettle.

VERDICT: Modern and affordable.

The larger than average sized garden at this three -bed semi at 53 Castle Meadows, Skehard Road in Blackrock offers a purchaser scope to extend.

Quoting a guide of €330,000 for the early 2000s built house, Johnny O’Connor of Barry auctioneers says its corner site gives it more garden space and a longer driveway than most of its near neighbours.

A well maintained, former rental property with 101 sq m of accommodation it has, as could be expected for a modern three-bed semi in this price range, been attracting a lot of interest from first time buyers. “In the first hour after we listed it online we booked 17 viewings,’’ Mr O’Connor reveals.

Accommodation includes a carpeted sitting room with a fireplace as well as a guest WC and an L shaped kitchen/diner with fitted units and tiled flooring. Upstairs it has a bathroom and three bedrooms including one en suite In the garden there’s space at the side as well as at the front and rear and the driveway has parking for two cars.

Located within a ten minute walk from the back entrance to Mahon Point Shopping centre, Castle Meadows is close to schools and amenities including the Mater Hospital and offers easy access to the South Ring Road. Blackrock pier and village is around two km away and Loughmahon Technology Park is within a few minutes’ drive.

The Property Price Register shows just two full priced house sales in Castle Meadows in the last three years – No 66 sold for €336,000 last December and, over a year and a half before that, in April 2022, no 2 sold for €298,000.

VERDICT: Expected to exceed its guide.

Both first time buyers and investors are showing an interest in this two-bed ground floor apartment at 32 An Sruthain, Cul Ard in Carrigtwohill.

"Young couples are looking at it because it’s an affordable, well maintained property with a guide of €225,000 and investors are interested because it’s owner occupied and doesn’t have a rent cap," says Jason O’Regan of O’Mahony Walsh auctioneers.

Built in the early 2000s, it has a recently upgraded gas boiler which brought the BER up to a B2.

Accommodation includes a kitchen /dining/ living room, two bedrooms and a bathroom and it has a patio garden.

VERDICT: Affordable and popular
