The Dublin 4 address of 1 Cambridge Avenue in Ringsend will almost certainly ensure good viewings for the Victorian two-bed, end-of-terrace house.

“It’s within walking distance of Grand Canal Square, Sandymount and Ringsend Villages and it’s just a stone’s throw from Sandymount Strand,” says Andrew Allen of Allen & Jacob noting that it’s also within easy reach of Aviva Stadium, the IFSC and the O2.

Quoting a guide of €575,000, he says the redbrick property now has 86 sq metres of living space, having been extended and renovated by current owners around ten years ago. “They added a kitchen extension on the ground floor and a bathroom on the upper level” he explains.

At ground level, the house has an open plan living dining space with white painted floorboards and a fireplace as well as a narrow kitchen with modern units at the rear Upstairs has two bedrooms and a bathroom extension. Mr Allen says the house is well cared for and well-presented, although the F BER rating will need to be looked at by new owners.

Located in a cul de cul, it’s within a ten-minute walk from shops and amenities in Ringsend Village and a 20-minute walk from both the Grand Canal Dart Station and the Luas stop at the Point.

The most recent sale at Cambridge Avenue was of a mid-terrace house at No 12, which went for €507,000 in 2022.

VERDICT: A well-located property with some redbrick charm.

From this spacious four-bed West Cork home, it’s just a five-minute drive to both Baltimore Harbour and Lough Hyne, a bioluminescent marine lake popular for swimming and night time kayaking.

Space, comfort and scenic surrounds are, according to Colm Cleary of James Lyons O’Keeffe auctioneers, the key selling points for Hillside Lodge at Rath South, which is on a site of close to three-quarters of an acre and has a garden room for outdoor entertaining.

Built in the 1990s, it’s been extended in recent years by current owners who converted an attached garage into an en suite bedroom and also built an additional family room/ cinema room at the back, reveals Mr Cleary who is seeking offers of €525,000.

Adapting the living space to meet their needs, the family have decided that the front dining room would be much more useful as a gym. Ground level accommodation also includes a sitting room, a home cinema room/family room, a kitchen/diner, a bathroom and an en suite bedroom.

In all, there’s 221 sq metres of accommodation including three bedrooms and three bathrooms on the upper level. The site is mostly tarmacked and has a detached garage, a shed and an unusual, mostly enclosed timber structure with a firepit used for entertaining.

Located around ten km from Skibbereen – Hillside Lodge will suit relocating families as well local trade up buyers

VERDICT: Modern, spacious and just a few km from the West Cork coast

With the installation of triple glazing, the owners of 8 Maple Grove in Castleconnell have modernised the appearance of their 1980s-built bungalow and also brought the BER rating up to a C2.

Located within a few minutes walk from the village, in a cul de sac of 16 detached gable-fronted bungalows with asymmetrical roofs, the four-bed property has been upgraded and redecorated by current owners who bought it around ten years ago.

They put in a heat recovery ventilation system and triple glazing, reveals auctioneer Frank Lyddy noting that they also remodelled the kitchen and bathroom.

Listing it with a guide of €425,000, he says it’s an attractive option for a trading-up family especially since it has a generous-sized garden for a house in an estate.

Offering 120 sq m of living space, it has a timber floored living room with an insert stove, a kitchen diner with cream gloss units, a bathroom and four bedrooms including one which is currently in use as a home office and one with an en suite shower room.

To the rear of the bungalow is a large south-facing lawned garden with a patio and mature shrubs and trees.

Pointing out that Caslteconnell is popular with commuters from Limerick city (14 km away), Mr Lyddy expects the property to attract buyers working in Castletroy or Annacotty which are both within ten km from the village.

VERDICT: Attractively upgraded with a good-sized garden.

Detached, spacious and located within a 14-minute walk from the beach at Newtown Cove, No 35 Carrigeenlea, Cliff Road in Tramore would, according to auctioneer Michael Griffin, make an excellent home for a boomerang buyer.

A boomerang buyer, he explains, is one who heads off to foreign parts when they are young but returns later in search of a family home. “This modern four-bed property in a highly sought-after part of Tramore - is going to suit local trade-up buyers as well as ones from Waterford city and returning ones,’ says Mr Griffin who is seeking offers of €595,000.

Built in the late 1990s, the property is located in a cul de sac of similar detached houses around two km from Tramore town and beach.

“It’s well presented and well designed and has a C1 BER, says Mr Griffin who sold the house next door, No 34, a similar four-bed detached house for €630,000 last year.

This one has 200 sq m of living space including two front living rooms, a utility room, and a generous-sized kitchen diner with cream units and a granite-topped island. There’s also a guest WC, a home office and a sunroom which overlooks the back garden.

The first floor has a bathroom and four bedrooms including one with an en suite bathroom.

Mostly tarmacked for parking at the front, the house has a good sized south-west facing back garden with a patio.

VERDICT: Likely to be in demand
