Limerick city residential development is approved

A substantial 182-home and creche development has been approved for Mungret, Limerick, featuring diverse housing and meeting Part V social housing.

Plans for a 182-home residential development and a creche on greenfield lands in Mungret, on the edge of Limerick city, have been approved.

Homeland Projects Ltd was given the go-ahead, subject to 19 conditions, for the large-scale residential development (LRD) at Caheranardrish, off the Mungret Park Road beside Mungret Community College.

The development will comprise of 104 detached and semi-detached houses, 37 townhouses, a three-unit triplex and a five-storey apartment block of 38 units, with a creche for 70 children at ground-floor level. Three-bed homes make up more than half of the total, alongside 24 four-beds, 36 two-beds and 26 one-beds.

The 38 apartments in the block, 13 two-beds and 25 one-beds, have been put forward to meet the developer's 20% Part V social housing obligation. The company has engaged with an approved housing body, according to its planning statement.

"It is considered that the proposed development represents a high quality residential development at an appropriate density that will complement the existing and evolving character of the local area," the planning application states.

The council has required that the creche and apartment building be delivered in the first phase of construction.

Under the conditions, the developer must pay development contributions of €680,481, plus a further €542,229 towards phase 3 of the R526 link road.

The council has also restricted all the houses to first occupation by individual purchasers, not corporate entities, or by those eligible for social and affordable housing, including cost rental. They said the condition was needed to restrict new housing development for use by persons of a particular class or description to ensure an adequate choice and supply of housing, including affordable housing.

Mungret is earmarked for significant residential growth under the council's Mungret Framework Plan. The county development plan targets 11,442 new homes across Limerick city and suburbs.
