Plans for a new large-scale residential development spanning more than 1,100 homes has been lodged with Cork City Council by the O'Flynn Group.

It marks the company's latest major residential project, with 1,150 homes planned for Maglin in Ballincollig. 

The proposed development will also include a childcare facility and retail area which the O'Flynn Group said was "carefully and sensitively designed" to meet the diverse housing needs of the local community. 

The development includes a mix of houses, duplex units, and apartments, as well as a crèche and commercial units, distributed across four distinct character areas within a 28-hectare site.

The O'Flynn Group said the proposed scheme will deliver much-needed housing on lands long identified by both Cork County Council and, more recently, Cork City Council, as a key residential growth area to South Ballincollig. 

"The development also provides for extensive community open spaces, designed to encourage social interaction, active living, and well-being among residents."

The planning application supports the Maglin Urban Expansion Area Sustainable Access Corridor, which incorporates cycle lanes, footpaths, bus lanes, and a new road carriageway, ensuring strong and sustainable transport connections for the community.

Commenting on the submission of the planning application, Michael O’Flynn, Chairman and CEO of the O’Flynn Group, said: “This application marks a significant step forward in the development of this key residential growth area. Its location offers excellent access to major transport links, enhancing connectivity with Cork City and the wider region.

The company recently secured planning permission for Phase 1 of its Dunkettle development, comprising 550 homes, and is currently advancing Phase 2 expected to deliver over 500 additional residential units, with the planning application expected to be lodged in the near future
