A strategically located development site, close to the Kinsale Roundabout and well-positioned for future access to a proposed greenway, has come to market with a guide price of €850,000.

The 0.24ha (0.6a) land parcel along the N27 Airport Road comes with an unoccupied bungalow which was a former railway cottage — an indication of how close it is to the route of the old West Cork rail line. Cork City Council’s proposals for a Viaduct to City Greenway indicate it will follow the old line, which directly adjoins the site’s northern boundary.

While any development of the plot is subject to planning permission, it is in a planning zone where the objective is to allow uses “that contribute to sustainable residential neighbourhoods”. Such uses include, but are not limited to, local convenience shops, community or cultural facilities, community-based or social enterprises, hotels and hostels, petrol filling stations and health facilities.

Investors taking a long term view might assess its suitably for a community enterprise such as bike hike/repair or a social enterprise café that could capitalise on traffic (pedestrians/cyclists) using the greenway, as there will be access to the site from the greenway.

Commercial agents Ger White and Will Lyons of ERA Downey McCarthy described the site, which will also connect with a planned Bus Connect route, as “a strategic and high-profile site with potential for a variety of uses”.

Connectivity to the N27 and N40 motorways is excellent due to its proximity to the Kinsale Road roundabout. Cork city and Cork Airport (and the Airport Business Park) are approximately 4km and 5km away respectively. The agents note it’s located “within an established commercial and employment hub” and adjacent to key transport infrastructure.

Mr White notes that a site further up Airport Road, once the location of a second hand car dealership, became a car park after it changed hands, with similar potential at the generally level subject site. Housing development on the site is probably a long shot given limited access points and proximity to a busy traffic junction. There may be interest from nearby neighbours who include Hanley’s Garden Centre, Lehane Motors Toyota Complex, and Musgrave Group.
