Rezoned land near Killarney for sale for €2.2m

Land recently rezoned for housing in the Killarney-adjacent village of Kilcummin has come to market with a guide price of €2.2m.

The 11.6 acre (4.69ha) site, where the asking price equates to almost €190,000 per acre, adjoins the Páirc Chúimín housing estate on the southwestern fringe of Kilcummin village, about 4km from Killarney town centre.

The property, which could potentially accommodate 90-100 units subject to planning permission, was only re-zoned last year, following the government call-out to local authorities to increase the amount of land zoned for housing under Section 28 Planning Guidelines.

The re-zoning means it now presents a significant development opportunity in the village, which has been identified for further housing under Kerry County Council’s adopted planning framework, as it seeks to accommodate population growth.

Kilcummin’s proximity to the robust employment base of Killarney makes it attractive for commuters who find themselves priced out of buying homes in one of Co Kerry’s principal towns.

Selling agents James O’Donovan and Mark Fannon of Savills said the price per acre “is about half the price you would pay in Killarney, yet you are only a five or six minute drive away”.

“It’s like Castlemartyr and Midleton in Cork, people who can’t afford to buy in Midleton, where prices are really strong, might buy in Castlemartyr instead, which is close to Midleton but more affordable,” Mr O’Donovan said.

He added that as no large scale housing development had taken place in Killarney for a number of years — albeit activity is ramping up now — it was “an opportune time to bring the site to market”.

“Moreover it’s in the highly desirable Killarney commuter catchment area,” he said.

In its Killarney Municipal District Local Area Plan, the council sets out its vision for Kilcummin as “an attractive, vibrant district town and the key focus for development in the surrounding rural areas”.

It also says future growth should develop “in an orderly manner”, with new housing growth proportionate to the existing pattern of development.

Currently, there are just two substantial housing developments in the village, of which c93-home Páirc Chúimín is the biggest (the second is c30-unit Radharc na Sléibhte/Mountain View, north of the village).

describes Kilcummin as “an attractive location for people seeking lower cost alternatives to the housing options on offer in Killarney”, adding that, “It is an appealing residential choice for commuters and is a convenient base for those who work in Killarney”.

The current housing target for Kilcummin — where the population is around 600 — is for an additional 31 homes.

The land for sale is an irregular-shaped greenfield site, flat in nature and currently in use for agricultural purposes. The agents point out that site boundaries comprise a combination of mature hedgerows and trees,” offering an attractive setting for future residential development”. The land benefits from approximately 200m road frontage to its northern boundary.

The agents note that the site adjoins the existing Pairc Chúimín residential development to the east, “creating a logical and natural extension to the existing settlement pattern”.

Kilcummin is an established and growing village benefiting from a range of local services and amenities including a primary school, GAA Club and community facilities, all within walking distance of the subject site.

The property is on the southern side of the L3018 Local Road and has excellent transport connectivity via the nearby N22 national route, providing convenient access to Tralee, Cork City and the wider south-west
region.

Kerry Airport is located 14km north of the site and provides regular domestic and international connections.
