€1.9m Bandon site primed for 40 homes
The land is being sold by a local landowner.
A prime development site near Bandon town with full planning permission for 40 homes has been launched to market with a guide price of €1.9m.
The 5.5a (2.23ha) greenfield site in Old Chapel, where the guide price equates to €345,454 per acre or €47,500 per stand, is 2km southwest of Bandon, and is already generating “local and wider Cork interest”, according to auctioneer Brendan Bowe of Bowe Property.
The planning grant that comes with the land and runs to August 2031 gives consent for: five four-bed semi-ds; 24 three-bed semi-ds; seven two-bed semi-ds; two four-bed detached homes and two three-bed detached homes.

The land is being sold by a local landowner and is adjacent to the newly-built Chapel Hill, a scheme of 17 homes by Newcestown-based Callea Developments Ltd.
Completed this year, the homes, handed over in August, were sold via Bowe Property for prices ranging from €465,000 for a three-bed semi-d, to €495,000 for a four-bed semi, to €600,000 for the only detached home in the scheme.
It was the first residential development in Old Chapel in almost 20 years and the first in more than seven years south of the Bandon river and bridge.
Mr Bowe said up to 90% of all homes developed in the past four years in Bandon are north of the bridge and river and that traffic flows and congestion “are a real issue with just one bridge crossing and existing network capacity”. The development site is on the opposite side of the river, and the agent said buyers at Chapel Hill “recognised the merit of the location”.
He described Bandon as on “a positive upward trajectory” with the OPW investing €33m in flood relief works — the town has flooded in the past “but the issue is now finally fully tested and resolved”.
