Two investment opportunities in Cork retail core
76 St Patrick's St, Cork city
Two investment properties with a combined rent roll of €150,000 per annum are on the market in Cork city centre, for a combined guide price of €1.68m.
Both fully tenanted, they include No 76 St Patrick’s St, occupied by charity shop Liberty Clothing at street level, with a dental practice overhead, and No 62 Oliver Plunkett St, which is home to outdoor clothing specialists Regatta.
Liberty Clothing has a 10-year lease from January 2025 on the ground and part first floor of No 76, and the passing rent is €65,000 per annum.
Cork Dental Wellness occupies the top two floors of the four-storey mid-terrace building on the basis of a five-year lease from November 2024. Total current passing rent is €80,000pa.

Four-storey No 62 Oliver Plunkett St is fully occupied by Regatta Great Outdoors, and the total current passing rent is €70,000 pa.
The properties, for sale in individual lots, are described as “prime retail investment opportunities” by joint agents David McCarthy of Knight Frank & Szymon Slowiak of Lisney.
“These properties present rare opportunities to acquire high-profile commercial investment assets in the heart of Cork city centre,” the agents said.

“There remains a scarcity of quality investment opportunities and, as a result, we expect strong investor interest,” the agents added.
“Both properties offer compact, easily managed investments with secure rental income.”
Mr McCarthy and Mr Slowiak said that while the city had been through a challenging period characterised by legacy retail vacancies, significant investment and public realm improvements had helped revitalise Cork’s main retail core, “enhancing its attractiveness for occupiers and investors”.
Both properties are for sale by private treaty. The St Patrick’s Street premises is laid out with a self-contained retail unit at ground-floor level, which extends to 139sq m (1,500sq ft), and features a modern, glazed frontage onto the main shopping street.
The total floor area of the mid-terrace building is 368.6sq m (3,969 sq ft), and the guide price is €875,000. Meanwhile, the Oliver Plunkett St end-of-terrace premises has a total floor area of 395sq m (4,250sq ft) and includes a self-contained ground-floor retail unit, which extends to 156sq m (1,680sq ft), with ancillary office/storage accommodation to the rear and overhead.

The ground floor comprises a modern shop front with glazed frontage to Oliver Plunkett St. The guide price is €800,000.
Both properties are on the city’s busiest streets, with excellent footfall, and connectivity to key retail outlets as well as the city’s commercial district.
