The Croppy Field, Clonakilty, arguably the town’s most high-profile sites, is on the market for €550,000.

A high-profile gateway site seen by every motorist travelling to, from, and through the West Cork town of Clonakilty has been launched to market for €550,000.

The evocatively named Croppy Field, which has potential for mixed-use development, is adjacent to the roundabout at Scally’s SuperValu, the town’s busiest retail destination. It enjoys dual frontage onto the N71 national route and Wolfe Tone St in the town.

The prominent, 0.95-acre waterside site also has the benefit of dramatic coastal views over Clonakilty Bay, making it an attractive prospect for residential development in the popular tourist town.

The site, being sold “as is”, has “town centre/neighbourhood centre” zoning under the Cork County Development Plan, with leeway for a mix of options, including residential/commercial/retail.

Andy Donoghue, of Hodnett Forde, is selling the site on behalf of a local business family.

“It’s a gorgeous spot, which, fortunately, has a broad zoning range and you’d imagine a developer might be interested in ground-floor retail with residential overhead, given the beautiful views down Clonakilty Bay,” the agent said.

The site — previously of interest for hospitality — is near the Waterfront building, an award-winning, mixed-use development that houses Clonakilty Distillery, a medical centre, and residential units. Mr Donoghue said the Croppy Field has potential for “a similarly slick development, taking advantage of the landscape it sits in” and has already attracted both local and national interest, since being brought to market last week.

“Given the site’s zoning and prominence, interest in it is growing and growing and we’ve had enquiries from both Clonakilty-based and Dublin-based developers,” the agent said.

An added attraction is its “flat and easily developable topography, with services on-site”, he said.

Clonakilty, close to numerous Blue Flag beaches, and renowned for its vibrant cultural life and food scene, is a 45-minute drive from Cork city.
