Hot on the heels of securing in excess of €500,000 above the asking price for Frankfield Business Park, BIG Property is back with another commercial premises in the same neighbourhood, for sale with a guide price of €2.85m.

Known as Ballycurreen House, in Ballycurreen, Frankfield, the mixed-use commercial asset consists of a two-storey building of approximately 20,000sq ft, arranged over five separate office suites, as well as a 7,700sq ft warehouse, all set on a generous site that could lend itself to further development. The property also benefits from around 110 car parking spaces.

Brought to market by Cearbhall Behan of BIG property, incorporating Downing Commercial, the premises, which is currently owned by a private investor, has three existing tenants who will remain unaffected by the sale. They include engineering firm Joda, who pay a passing rent of €50,000pa; McLarens Chartered Loss Adjusters, who pay an annual rent of €36,000; and financial services firm Acorn Life, who pay a passing rent of €57,406pa. The combined current rental income is €143,046, but Mr Behan said the potential rent, if all five office suites and warehouse are let, ranges from €280,000 to €310,000.

“The potential rent roll on a full occupancy basis is in the region of €280,000 to €310,000,” the agent said.

Both Joda and McClarens have lengthy leases: Joda signed a 20-year lease on their 360sq m (3,880sq ft) unit in September 2020, with a break option in year six, while McLarens took out a 10 year lease last December on their 200sq m (2,155sq ft) unit.

Acorn Life hold a 20-year lease on their 370sq m (3,972sq ft) premises, taken out in July 2001.

The three vacant units include a 140sq m (1,507sq ft) first floor office suite and a 325sq m (3,500sq ft) office on the ground floor. The third vacancy relates to the warehouse and yard.

Mr Behan said the location is “superb”, adjacent to Ballycurreen Industrial Estate, “with excellent transport links to the N27 and the N40 South Link Rd”.

Mr Behan also said that two of the office suites (approximately 5000sq ft) are “intentionally” vacant, in addition to the warehouse “which may suit potential purchasers who have office/warehouse occupancy requirements”.

He added that the industrial market “continues to be the strongest sector of the commercial market with demand far outstripping supply”.

The agent previously conducted a sale of Frankfield Business Park comprising of five warehouse units close to Ballycurreen House, which concluded in Q4 2025 and went considerably over the initial guide price of €1.1m, eventually achieving in excess of €1,6m, according to market sources.

“I received over 80 enquires for this investment, with multiple bidders, which demonstrates the limited supply and good demand for commercial investments in the market at present,” Mr Behan said.

He added that he expects “good interest” in Ballycurreen House “due to the current lack of commercial/industrial assets for sale.

The complex is conveniently located just off the N27 Kinsale Rd (Airport Rd) and South Ring Rd, approximately 3.5 km south of Cork city. The property adjoins Musgraves to the immediate east and Cork Airport Business Park is located a short distance to the west. Adjoining occupiers in the area include Musgraves, Cork Bar & Catering Equipment, Dwyers Electrical, and Cork City Ford Centre.

The offices are fitted to a good standard to include reception areas, private and open plan office areas, canteens, and restrooms while the first floor is served by lift and stairwell. There are two office suites currently vacant and ready for occupation.

The adjoining warehouse north of the office building is also vacant and connected to the office area on the ground floor. The warehouse has a large apron on the southern side with extensive site area for expansion if required.
