Offered to builder/developers is a ready to go site of 15.3 acres on the Port Road, with full planning granted by An Bord Pleanala for 224 units, a mi of two-storey houses, duplexes and apartments: it’s one of the most substantial residential sites to come for sale for many years in a thriving town with acute housing and accommodation shortages.
The guide price of €9.5m cited by selling agents Savills in Cork and Dublin equates to an average cost of €42,000 per ‘stand’ or site. Approval was given by the appeals board to Portal Asset Holdings, whose directors are listed as Michael and Margaret Hegarty, late in 2024 after a previous 2022 application for a marginally higher density (228 units) was rejected.
Average values for three-bed semis in Killarney are c €400,000, nearly €50,000 over the average for Kerry county as a whole: notably, a scheme of just 11 two-bed townhouses, The Inches, launched last month on the Muckross Road for Flesk Lodge Development (via agent DNG Ted Healy), at prices from €500,000 each.
The planning mix approved at Port Road is for 76 two storey houses, a mix of three- and four-bed semi detacheds and two- and three-bed townhouses; 52 duplexes and apartments spanning one, two and three bedrooms and 96 one and two bed apartment in three blocks, effectively at a standard current density of 30-40 units to the hectare. The site includes new walkways and cycleways and a creche.
James O’Donovan of Savills describes the Port Road Killarney site as “a significant residential development opportunity, situated in one of Killarney’s most sought-after residential areas, just a short walk from the town centre.” The diverse mix is aimed at a variety of purchasers, with duplexes to the southern section of the 15 acre site and the houses to the north with a new vehicular entrance from Port Road “widely regarded e of the most desirable residential addresses in Killarney with the area notorious for achieving high levels of demand and strong sales prices,” add Savills.
