Reluctantly, this will be the ‘the one that got away’, a fully re-done upgrade which was ‘the dream’ location for top international angler and property agent Pat Falvey — but, what a catch for the next person to come along?

This Leeside home, rebuilt and recreated by the riverbank close enough to cast out from the cantilevered decking, with up-river and down-river views, comes to market this weekend in walk-in, kayak-in, swim-across the river condition, and at a broadly affordable price…..just €325,000.

It’s click-bait.

Called River Cottage, its ‘old’ address was/is 1 Kelleher’s Villas, and it’s set half way between the Angler’s Rest Bar, and the Inniscarra Bar, at Coolyduff, facing directly south across the River Lee to the expanse of the 140 acre Ballincollig Regional Park.

It’s in a Golden Mile setting.

Once a modest-sized villa/cottage, semi-detached and in a derelict condition, it was bought two years ago by estate agent Pat Falvey, of Coldwell Banker Carlton Real Estate as a project, to turn it into his own private home.

The setting meant everything to him, as a super-keen angler, who started fishing as a four-year-old with his uncle Sean -angling might have been a tad too sedentary for Pat’s own father, also Pat, the well-known mountaineer and adventurer.- That hobby turned into an abiding passion, and last year Pat Falvey competed for Ireland in the World Angling Championships in South Africa, hooking carp and catfish in coarse fishing, in contrast to the trout and occasional salmon available on the Lee.

The Price Register shows No 1 Kelleher’s Villas selling back in 2018 in its raw, derelict state for €132,000, essentially as a site.

The adjoining semi-detached cottage, No 2 is currently on the market, listed with Sherry FitzGeralThe d at €265,000, down from an initial price tag of €295,000 No 2 has the same aspect, and decking, but is smaller and in a more original but well-kept state, and featured briefly in these pages in March of this year.

There’s a touch of Dublin’s Strawberry Beds Liffey-side lifestyle aura to Coolyduff, but it’s pure Cork, pure Leeside. Neighbours up and down the river in this stretch include bungalows on fine gardens, large detacheds, and some older era semis, some two storey, other are ‘villas.’ Chances of ever getting a site here? Better chances of landing a specimen salmon…and now, sadly, even that’s rare.

VERDICT: The work and quality at No 1 would be good in anyone’s book. Then, add in the setting, southerly aspect to the back, river frontage and views, and it jumps into another league entirely. Bound to view, and bid, strongly (and there’s also No 2 as a consolation prize.
