Waterford leisure centre for sale — the opportunity is crystal clear
Fit for purpose is the Waterford City Crystal Sports and Leisure Centre, complex, trading with healthy profits.
It’s for sale with a €1.5m price guide, after a 2015 building energy retro-fit investment of €300,000 by vendors, local couple Pat and Jean Rockett.
The couple, both fitness and kick-boxing instructors, bought the complex out of receivership in 2013.
Set on the Cork Road, and next to the 8,000 student-strong WIT, it includes a 25m pool, two gyms, spinning room, bar, cafe, function hall, sauna, steam room and toddler pool.
Vendor Pat Rockett, who’s also an international Shotokan karate trainer and representative, had worked at the former Waterford Crystal Pant for 15 years as a glass blower, leaving in 1994.
The extensive leisure complex was originally developed for employees and their families at Waterford Crystal, which around the time of construction employed 3,900 in the South-East.
Mr Rockett, who travels extensively and who’s well known internationally in the martial arts training sector, said he and his wife Jean had poured their energy into turning their Crystal leisure venture into a very succesful and upgraded complex, used by 22 clubs, WIT students, club members and more.
Guiding at €1.5m, and likely to be of interest to health and fitness sector chains and operators, estate agent John Rohan says it’s “one of Waterford’s best known and longest established leisure developments”.
The complex spans about 27,000 sq ft of building, with parking and it’s close to Waterford Industrial Estate, where major employers include Cartamundi, Teva Pharmaceuticals, Bausch & Lomb, Honeywell, and Nypro Healthcare. It’s also just 200 metres from Waterford Institute of Technology, which does not have its own swimming pool facilities.
Mr Rockett said they had rekindled long-established relationships with WIT, a number of schools, swimming and outdoor/sports clubs, safety institutes, and charities.
