    Trish Dromey wonders why more townhouses don’t have balconies

    Because of its first-floor balcony, you might almost expect 20 Coolbawn Court in Midleton to be an apartment — but it turns out to be three-bed, three-storey townhouse.

    Situated close to the centre of town in a small gated complex built around a central courtyard, the mid-terraced property is new to the market with Colbert & Co Estate Agents who are guiding it at €215,000. Auctioneer James Colbert says the late 1990s-built house is well presented and provides slightly over 900sq ft of living space.

    “It’s ideal for either a first-time buyer or someone downsizing — the central location and the fact that it’s in a secure gated complex is making it attractive to downsizers,” says Mr Colbert.

    At ground level, the house has a kitchen with modern white units and a timber-floored bedroom. If the house had been given a standard layout, the first-floor balcony would have been belonged to a bedroom not the living room, which is located upstairs. This room is laminate-floored and has a solid fuel stove, a vaulted ceiling and a set of double doors opening on to the balcony which overlooks the courtyard.
