ONCE upon a time, I — and so many others — thought that open-plan cavernous lofts were the ultimate sign of having it made as an adult. They probably still are — for child-free individuals or couples. But if you have a family where one person is on a ‘work-call’, someone is working out a dance routine, another is loudly celebrating an online zombie kill and another is trying to sleep, then it’s all about zones.

Number 2 Elm Walk at Classes Lake in Ovens near Ballincollig has definitely got the zone issue sorted. It’s a four-bedroom detached house so there is plenty of space.

But it’s how the space is laid out that’s crucial here. Just off the hall, right inside the bright blue front door, is a room that is currently used as a playroom but which would also make a great study/den or home office, notes Norma Healy of Sherry FitzGerald auctioneers.

Its location means that pals or clients don’t have to be traipsed through the whole house. Off the other side of the hall is the main living room which has a solid fuel stove for top-notch warmth and double doors opening into the dining room.

And in an “ankle bone connected to the shin bone” sort of fashion the dining room is open plan to the kitchen which is connected to the family room overlooking the back garden.

Occupied by the same owners since it was built in 2003, this house had a single-storey extension added on in 2009. The owners are now moving to be nearer to family.

The same floor tiles are laid in the hall, kitchen and extension, giving a lovely sweep to this part of the house.

The kitchen is connected to and divided from the chill-out zone in the sunroom extension by a vertical half-wall.

Light floods in on three sides — actually four if you count the roof light. And there’s also a solid fuel stove in here. Staying with these numbers, three of the four bedrooms upstairs are ensuite.

And the main bathroom has a modern three-piece jacuzzi bath suite.

Classes Lake is around a 10-minute cycle from Ballincollig which is only looking fab at the moment with all its russet and amber leaved trees.

You’ve also got immediate access onto the Ballincollig bypass giving a direct run to Bishopstown, CUH and the city centre.

The superb Ballincollig Regional Park with playground, basketball court, pitches, adult outdoor gym equipment and gorgeous tree-lined walks is a real plus for this whole area too.

VERDICT: Top of the class at Classes Lake.
