TO INVERT that old joke about the quirky character giving directions to a lost tourist, I would start from here if I were you.

It’s safe to say that location is a huge plus for Clanricarde Estate in the south city suburbs of Cork.

The list of handy on-your-doorstep things for buyers considering Number 21 Clanricarde is only massive: garage, bus stop, church, playschool, and community park.

Ballintemple village is only a stroll away and offers a great local foodstore, two pubs, bank, hair salon, pharmacy, and Basil cafe and deli.

There is a mixed-gender primary school literally around the corner and several others are quite close also. And there are some nearby secondary schools, too.

A long puck would nearly reach Páirc Uí Rinn, and Páirc Uí Chaoimh is a warm-up stroll away.

And, of course, this house is only a short hop from Douglas village and Mahon Point Shopping Centre, as well as being very handy for the slip road onto the South Link.

This is an estate sale and the decor in this 1960s-built house is of its time. A new owner will most likely do a full modernisation and revamp, but the basics are all there.

The good-sized living room at the front of the house has an open fireplace. The family room is open-plan into the dining area and overlooks the back garden. There is also a sun room which leads to the back garden through sliding doors.

The kitchen also overlooks the back garden and has plenty natural light and has a handy hatch to the dining room, which could conceivably survive a kitchen refit.

The back garden is fully enclosed and is a good size for kitchen gardening or turning into an on-trend “outdoor room”.

There is a garage attached to this semi-detached house, and there is room for a car in the drive as well.

Clanricarde Estate runs from Boreenmanna Road and segues into Richmond Estate, which connects to the Blackrock Road.

“This is just a lovely house which will make a great family home,” says Stuart O’Grady of Sherry FitzGerald auctioneers, adding that it is drawing interest from first-time buyers as well as people down-sizing or interested in moving to a very popular suburb in a great location.

VERDICT: Location, location, location is absolutely top-notch here.
