Carrigaline residence should appeal to both trade-up and first-time markets, writes Trish Dromey

As a mature detached bungalow with 140sq m (1,500sq ft) of living space and a guide of €305,000, No 6 Lios Rua in Carrigaline is expected to attract the interest of downsizers as well as of first-time buyers.

Bungalows like this one are difficult to find, says Brian Olden of Cohalan Downing auctioneers noting that this is a mature property has been kept in excellent condition.

Located in a mature cul de sac of 12 identical redbrick-fronted dormer bungalows, the residence is located within a four-minute drive of Carrigaline town centre.

Number 6 was bought by its current owners around 20 years ago. They have minded it carefully and at some point changed the layout to create a long kitchen/dining room out of two separate rooms, reveals Mr Olden adding that the planting and landscaping of the back garden has been “a labour of love”.

At the front of the bungalow is a carpet floor sitting room with a marble fireplace fitted with a gas effect fire. Alongside this is a 30-foot-long kitchen-diner with polished timber flooring as well as modern Shaker-style units and integrated appliances.

A stairs in the hallway leads upstairs where there are two carpeted bedrooms with double Velux windows including one with an en-suite shower room. The space on the landing is being used by the owners as a study.

The house has a D2 energy rating which new owners may, given current concerns about energy-efficiency, want to upgrade.

At the front of the bungalow there’s an open-plan garden with a lawn and parking. At the rear is a mature garden which has obviously been well tended. It has a patio, lawns, beds filled with flowering shrubs and mature trees and garden features which include a birdbath and a timber archway The Lios Rua development is located just one and a half kilometres from shops and services in Carrigaline and offers easy access to the link road.

A search of the Property Price Register shows a very low turnover of houses in the estate. There seems to have been only one sale since 2010 – that of No 4 which sold for €280,000 in October 2018.

VERDICT: Attractive because of its price and condition and because it’s a detached bungalow.
