THINGS are really looking up this weekend for buyers with aspirations towards exclusive city-centre living, as a hotly anticipated Cork development is releasing most of its units for sale today.

Arbutus Montenotte is due to be completed in March/April 2020 and 12 of these 16 sleek townhouses are now on the market, with Cork property practice Cohalan Downing confirming that the residences are priced at €720,000 each.

There has been considerable interest in this development since ground was first broken there at the start of the year, notes selling agent Suzanne Tyrrell, director, Cohalan Downing.

Montenotte is one of the city’s most prestigious locations, offering stunning views and these new properties are designed with “stylish contemporary living” in mind, adds Ms Tyrrell.

“Where possible, the elevated views are maximised, the best of which are experienced within the two blocks of six units at the southern end of the site,” says Ms Tyrrell. “These two blocks look identical from the outside but, cleverly, each block caters for a different market.”

Arbutus Montenotte is designed for buyers of all generations who want the amenities of Cork on their doorstep, according to the selling agent.

Empty-nesters and bijou families take note: The developers listened to the demands of a buyer type known in the industry as the “trader downer” and the small family unit. These are buyers who may not require four bedrooms but are not willing to compromise on more spacious living accommodation.

Of the fact that there is no variation in pricing between the mid- and end-terrace homes, Ms Tyrrell notes: “We believe the mid-terrace homes are just as good as the end-terrace units and hence hold them in as high regard.” All houses are A-rated with an NZEB (Nearly Zero Energy Building) energy standard and 10-year structural guarantee.
