    Ferny montbretia-rich Ardfield, pegged as the “D4” of Clonakilty, Co Cork, is the scenic setting for Balteenbrack House, where options abound for its next owner.

    Not only does it hold the promise of an enviable family home, it also comes with a separate, two-bedroom guest apartment, which in an age of AirBnB and in an area of outstanding natural beauty, gives the buyer super scope for generating additional income.

    The owner, who is downsizing to a bungalow on an adjacent plot with separate entrance, has made good use of the apartment “as a short lot, long let and as part of the family home atvarious times depending on the needs of the family,” says auctioneer Martin Kelleher.

    On the southern side of Ardfield village, and with a range of enviable coastal views, taking in Galley Head and Long Strand,Balteenbrack House is attracting attention from outside the local area, Mr Kelleher says.

    “Despite Brexit — or maybe because of Brexit — we’ve had a couple of calls from the UK,” he adds. “We’ve also had interest from people looking to re-locate from Dublin and from Cork City.

    “Most of the interest to date has been from outside the area.”

    It has been and can continue to be a fine family home, says Mr Kelleher.

    “It could suit a family returning, it’s hard to get that kind of square footage,” he says of the five-bedroom property, internally divided to accommodate the guest apartment which has its own entrance, parking and outbuildings, including stables, a certain pull for anyone with a passion for horse-ing around.

    The main house has oodles of space and beautifully-appointed rooms with smashing views out over a glorious garden and on down towards the coast, where Red Strand and Sandscove are within handy walking distance, at 2.5km away.

    Seals, dolphins and a basking shark have featured among the marine visitors to the area. Four of the five bedrooms are doubles, one of which incorporates a lounge area, accessed via double doors — an ideal set-up for an au pair in a family where both parents work.

    Alternatively, the guest apartment could act as an au-pair annexe. Or it could be assimilated back into the main house.

    Downstairs accommodation includes a sitting room, dining room, kitchen, utility room, and playroom/games room — which could be adapted to an office or study space.

    Upstairs are the bedrooms with one very large family bathroom which also acts as en suite to one of the bedrooms. It boasts a double shower enclosure and jacuzzi bath.

    The guest apartment has two shower rooms, in addition to two bedrooms, one of which can double up as a sitting room. It also has a kitchen/dining area.

    Ardfield, which has a strong community, is on the up, notes Mr Kelleher; it’s flush with high-value properties, close to several beaches, and boasting a national school, church, GAA club, two all-weather tennis courts, a kids’playground and the Mountain House Steak and Seafood Bar, a big hit on TripAdvisor.

    It’s just 8km from Clonakilty, “a cosmopolitan and friendly seaside town at the heart of West Cork” ( where all the ingredients essential for quality family living can be found by the dozen.


    Flexible accommodation options are a sure-fire attraction, with the added bonus of a substantial family home where individual space need never be invaded.
